Pag-IBIG Loan 101: How to Finance Your Dream Home in the Philippines

Everything OFWs and first-time buyers need to know about Pag-IBIG housing loans in 2026 — eligibility, rates, and step-by-step application.

What is Pag-IBIG?

The Home Development Mutual Fund (HDMF), popularly known as Pag-IBIG Fund, is the Philippines' government-mandated housing savings program. It offers one of the lowest interest rates in the market — starting at 5.75% per annum for loans up to ₱450,000.

Who is Eligible?

  • Active Pag-IBIG member for at least 24 monthly contributions
  • Not more than 65 years old at the time of application (max 70 at loan maturity)
  • Has the legal capacity to acquire and encumber real property
  • OFWs with valid Pag-IBIG membership can apply remotely
